American Nevada Pre-leasing Office Building
American Nevada Corp. is actively pre-leasing space in a suburban Class A office building under construction at 2285 Corporate Circle in the master-planned Green Valley Corporate Center in Henderson. The two-story, 44,000-square-foot building is expected to be ready for occupancy in the fourth quarter of 2001. Available spaces range from approximately 1,800 to 22,000 square feet per floor. The 90-acre business park at Green Valley Parkway and the I-215 Beltway is over 80 percent built out, with three additional buildings and a restaurant site planned.
M.C. Neuffer Company Starts Design-Build Project
Reno-based M.C. Neuffer Company (MCN) has been awarded a design-build contract by Solecon Laboratories, a microchip fabrication company relocating to Reno from San Jose. MCN is constructing a two-story, 20,000-square-foot building for Solecon on Trademark Drive in South Meadows. The steel, concrete and glass structure will be completed in December. A full-service company specializing in design-build, construction management, fast-track, multi-story and build-to-suit construction, MCN's major construction projects include high-security data technology centers, commercial projects, business expansions, manufacturing facilities, tenant improvements, renovations and custom homes.
The Howard Hughes Corp. Signs Leasing Agreements
The Howard Hughes Corp. recently formalized agreements with two major brokerages to handle leasing for its Southern Nevada office properties. Colliers International will handle all Class-A leasing activities at Hughes Center, a 115-acre mixed-use business center located in central Las Vegas. The eight existing office buildings at Hughes Center total in excess of 1.1 million square feet. CB Richard Ellis will take charge of leasing nearly 1 million square feet of space in 25 office buildings in Hughes’ master-planned Summerlin community. Plans call for the construction of at least five more office buildings containing 700,000 additional square feet in the 62-acre Corporate Point Business Park in Summerlin.
Hilton Timeshare Project Breaks Ground
Hilton Grand Vacations LLC, a division of Hilton Hotels Corp., recently broke ground on its third timeshare project in Las Vegas. The 33-story building, located on a 10-acre parcel of vacant land near Sahara Avenue and Las Vegas Boulevard, will contain 1,500 timeshare units. The company already has timeshare properties at the Flamingo Hilton and adjacent to the Las Vegas Hilton on Karen Avenue, giving it more than 50 percent of the Las Vegas timeshare market.
OneCap Announces Anthem Office Complex
OneCap, a real estate and financial services company established by Steven Molasky, is developing a seven-building office complex at the entrance of Del Webb’s master-planned Anthem community in Southern Nevada. Construction on the 80,000-square-foot project will begin in September, with completion planned for spring 2002. Vince Hesser, president of OneCap, said the project will be an example of "new urbanism," a design concept based on pre-World War II towns, in which people could walk from home to their office, to shops and to entertainment and open spaces. The tenant mix is projected to include service professions such as medical, financial and insurance businesses, as well as Anthem residents who own their own companies and want an office adjacent to their neighborhood.
Carson Construction Builds New Headquarters
Carson Construction is building a new headquarters as part of the Southpointe Office Complex, located at Gillespie and Warm Springs in southeast Las Vegas. The firm, which began its first project in Las Vegas in 1946, has been located in the same office for more than 25 years, according to CEO Doug Carson. The two new stucco-on-wood buildings will be wired for high-tech applications, including T-1 lines, fiber optics and video conferencing. Terra West Development will be the leasing agent for an 11,300-square-foot building in the complex, and the other building will be serve as Carson Construction’s headquarters. At 10,300 square feet, it more than doubles the company’s current office space and also allows room for expansion. Both buildings are expected to be completed in the fall.
